The below is from the lease addendum that is sent with your rental package:

SECTION A:  (General)

A-1)  OCCUPANTS ARE LIMITED TO TENANT(S) AT LEAST 30 YEARS OF AGE AND THEIR CHILDREN AND GUESTS.  Tenant(s) are the responsible party(s) that sign the lease agreement and make the payments.  Tenants(s) are ultimately responsible for the terms of the agreement and actions of other occupants and guests.

​ A-2)  Pets allowed (dogs only) with the permission of and at the discretion of owner.  An additional security deposit of $200.00 per pet may be required.  This deposit is fully-refundable if no damage is done.  Dogs must not be aggressive, excessive barkers, or capable of leaping a 4’ high fence and must be on a leash at all times while off the fenced portion of the property.  Pet poop must be cleaned up from yard prior to departure.

A-3)  Under no circumstances are dogs allowed on the beds or furniture.  Deposit will be automatically forfeited otherwise.  Please clean up from the house and porches any fur or other evidence that you had a dog.  This ensures that cleaning costs, and thus rents, are reasonable and allows owner to continue offering the premises as pet friendly.

A-4)  The premises will be professionally cleaned at owner’s expense prior to tenants’ arrival.  Please leave it reasonably clean to avoid a $100.00 Cleaning Fee.

A-5)  Linens are provided.  Linens consist of bed linens, bath towels, and washcloths.  Tenants are NOT responsible for cleaning these items upon departure.

A-6)  Pots, pans, utensils, plates, and glasses are provided.  Tenants ARE responsible for cleaning these items and placing them in cabinets prior to departure (a dishwasher and detergent are provided).

A-7)  In order to protect septic system, there is no laundry machine on the property for tenant use.  Laundry services are available in the vicinity.

A-8)  The property has only one bathroom and a limited hot water supply so please plan showers and baths accordingly.

A-9)  If your stay includes a Sunday, please roll trash can to the curb Sunday night for the Monday morning collection.

A-10)  CHECK IN TIME is after 2:00 PM on day of arrival (if earlier check in time is desired notify me and I will realign the cleaning service to accommodate you if possible). CHECK OUT TIME is before 11:00 AM on day of departure.

 A-11)  It is the tenants’ responsibility to properly operate and secure boats and watercraft.  Owner is not responsible for damage to boats and watercraft.  Please keep watercraft at least 150 feet from neighborhood piers and follow the laws of the lake.

 SECTION B:  (Payments and Cancellation Policy)

B-1)  Signed agreements, copy of Tenants’ Driver’s License(s), one-half rent, and security deposits must be received within 10 days to permanently hold a reservation. The $250 refundable security deposit MUST be a separate check.  Remaining rent is due 20 DAYS BEFORE ARRIVAL.  Personal checks are fine.  Make checks payable to:  Kevin Lakey.

B-2)  Full refund minus $100 administrative fee for all cancellations made at least 60 days prior to arrival (for April through October rentals) and at least 120 days prior to arrival (for November through March rentals).  ANY cancellation will be refunded if property is re-rented for that period (a proportionate refund if re-rented for part but not all)

B-3)  Deposit will be returned within 7 days of departure if no damage.

 SECTION C:  (Occupants)

 C-1)  Owner reserves the right to reject/void lease at any time if he has reason to believe that there is an attempt to subvert the “letter” or the “spirit” of the age restrictions in A-1 above or the “party or otherwise disturbing the peace” prohibition of D-2 below.

All overnight guests and expected visitors are required to be listed on the lease agreements

  SECTION D:

D-1)  Tenants are fully responsible for the behavior of all occupants and guests.

D-2)  ”Traveller’s Retreat” is located in a family friendly neighborhood with many permanent residents.  PARTIES (or otherwise Disturbing the Peace) ARE STRICTLY NOT ALLOWED AND ARE REASON FOR IMMEDIATE EVICTION WITHOUT REFUND AND LOSS OF ALL DEPOSITS (per the NC Vacation Rental Act).  Have fun and enjoy your stay but please be respectful of the neighbors.

D-3)  Most Fireworks are illegal in North Carolina.  “Traveller’s Retreat” is a wooded property and therefore ALL FIREWORKS are strictly prohibited (including the pier area). 

D-4)  TO THOSE WITH PET ALLERGIES:  dogs are routinely allowed on the property.

D-5)  Activities around lakes are inherently dangerous.  Use of the pier, dock, boatslip, kayaks and lake are entirely at the tenants’ and guests’ own risk.  CHILDREN ARE TO BE SUPERVISED AT ALL TIMES.  Tenants and guests are responsible for knowing the rules of the lake and are advised to be vigilant at all times while around the water.  The property is located on a point in a main open water channel and therefore high winds and boat traffic can cause the floating portion of the dock and boatslip to rock suddenly.  It is strongly advised that when walking onto the gangplank/floating portion of the dock/boatslip that appropriate safety lifejackets be worn and that you are in the company of another person.  Depth levels vary and therefore jumping/diving from pier is strictly prohibited.  Submerged steps and surfaces are often slippery.  Use extreme care when walking on these surfaces.

D-6)  To avoid potential foot injury it is strongly advised that dock shoes (i.e. “crocs”) be worn while on the dock or in the water.

D-7)  Kayaks are to be used at your own risk and only by those that have read and signed the safety guide.  NEVER kayak alone, after sunset, or without a life jacket.

D-8)  Top level of bunk bed is limited to one (1) adult or two (2) small children only.

D-9)  Driveway is limited to the equivalent of 5 mid-size cars.  Absolutely no parking in the street or neighboring driveways.

D-10)  NO SMOKING indoors please.  Please do not dispose of cigarette butts in the lake.

D-10)  Tenants agree not to hold Landlord responsible for any accidents or injuries occurring while using the dock, boatslip, kayaks, lake, house or property.  Please be safe.

Section E:   (Work and Relaxation)

E-1)  An office area with free wireless internet is provided but tenants must agree to make every attempt to avoid work and instead relax and enjoy themselves. Have a great vacation!
